how do i get a house??...do i need a house deed & a house placement tool??...what r the necessary steps 2 take so i can have my own home??...

You'll need a house placement tool then enough money for the plot you choose or premade (classic) house.

You need to purchase a house placement tool from an architect (As of the Age of Shadows expansion, OSI removed the "house deed" purchasing option from the architects and replaced it with the tool).

The tool is blessed so it cannot be stolen (It's also frequently transported by players because it is blessed and shows your bank balance when double clicked).

Double clicking the the tool will present you with options of either building a classic house or a custom house. Classic houses are pre-built houses that you will be familiar with if you played earlier versions of UO such as third dawn, renaissance or the old school original. Just click and place (On valid land of course) and BOOM, you're done.

Custom houses take a bit more work. The custom house menu presents you with base plot sizes and maximum number of floors. Choose the one you want and you will be given a hovering version of the house plot's base that you need to place on the land you wish to build your house. Once built, you will have an empty house plot that you can customize. By double clicking your house sign, you can check the menu options for "customize this house". If you select this option, you will enter house customization mode. Please note that house customization can get really expensive as you must pay for each floor tile, wall, or decoration you add in.

It all depends on the size of the house you want to build...and the amount of complexity you want to put into it (if your going to build a custom plot).

For an idea of cost, I'd go onto test and build a house to gauge the money needed. But, and this is purely a personal request, if you do go for a custom plot, please at least build a structure. Basic walls and floors are fairly cheap, so it's not a big deal...much better than your commonly prolific dirt plot.

If you need ideas for house designs, go to uo.stratics.com and check out the Homes and Castles forum. There are some designs there that are not available here (such as tiered stairs and raisable goza mats), but you'll get some good ideas.

But in pure money terms...you'll get the cost on the menu before you place. Once you place (if you're going with a custom design), you'll get a breakdown of the costs of your customization before you finalize it.

Also, if you can't afford it, you have the ability to save your design that you've spent all that time building. That way, you'll know how much it costs to build what you want. So once you hit that cash amount, you can go back into the customize menu and finally save it as a final design, and it will become your actual house.

For a 3 story customizable house I was building with these constructs.
18x18 3 story building plot: 186,000 gold
Marble walls and flooring.
1st floor: one main room 125k
2nd floor 2 rooms 200k
3rd floor one room with a balcony 180k
Small roof due to 3rd floor balcony, marble flooring. 75k

all in all it cost me around 800k to build.... For that i would rather have a classic house design of a keep... which I do own or a castle which I do own as well...
