Bought a house

Been saving up for about 2 years or so and now I finally found a good house that I can afford. Some repairs to do before I move in but nothing too too bad.

Got all the financial side figured out, just have a few more things to go through before it's 100% but chances are those will go alright.

House details:

Lot Size: 50 X 100
Bedrooms: 3
Bathrooms: 1.5
Kitchens: 1
Garage: Attached
Parking: 2
Fire Place: 1
house age: 26+
Gas furnace
Brick foundation (that kinda made me weary, but it's decent condition, will fill in cracks and stuff)

Asking price: $184,900
Bought at: $165,000


The official sign off was yesterday, June 1st at around 8:25PM.

165k for your first house is insane!! How much was your down? Guess it doesn't really matter what your payments are and such because your just starting out and it's probably lower then renting a 3 bedroom apartament anyways but wow

Actually it's not that bad anymore. In fact our dollar was on par right before the recession. I made a killing when our dollar dropped though as I had a ton of it as USD so I converted it all. Wish I had waited a bit more though. :roflmao2:

As for the downpayment it was 16k if I recall correctly. I was going to put 25 but the difference was too minimal to be worth it, and it's good I did not because I'm running in the red for the renovations. Almost done though. The contractors are doing most of the rest of the work left and mid September I can move in.

Ahh, Red, good to hear the news. Nothing like having your own place. Be sure to take more pics when the work is all done. How does Mom feel about you leaving home? Sometimes it's hard to let go, but I know she is proud of you. I certainly would be.

Now, on to the decorator! :roflmao2: From pics of your present home, your Mom looks like a pretty good decorator.

Hey Wren it's glad to see you're still around, been a while since I've seen you on.

My parents are taking it a bit hard that I'm leaving, but at same time don't blame me, and while my dad seems to be the most "against" me leaving (always talking me out of it since before I even started house searching) he's the one that will be the most happy I think. :lol:

And yeah I'm leaving most of the decorating to my mom. She even chose all the paint and I approved it lol. She's actually too picky which ended up costing me quite a lot of money and I'm in the hole now, but it will pass.

I need to sell off one of my websites or something. :roflmao2:

As long as you can see your way clear down the road, you will be fine. Property is always a good investment.

Parents always want the best for their children. I'm sure it will be very nice when all the work is done. Mom and Dad may visit a lot at first but it will be ok when they see you are doing well now that you are planning ahead.

Are you far from them?

We live in Timmins :unsure: 165 is alot for here.
Could get 100+ acres for that price with a much bigger house on it.

You must of moved into one of the higher class areas?

Nah you have probably not been keeping up with the real estate in past few years. It's gone WAY up.

When I'm done the reno's on my house I could probably sell it for close to 200k if I wanted to.

Why is it so high now?

My mom payed like 65k for her place and it was listed for 70

Also LINK 185k, 157 acres!!! 2 houses (rent one out) and a nice pond for your front yard :P Not to far ethere

Still :lol: It's not that far from here, Cochrane district starts like 25-30 min drive from Timmins, doesn't appear to have much for sale on the edge of timmins right now but property values are about the same for something that size due to the location, being far enough from everything.

Wow, things are moving along fast. The cabinets look great, an interesting arrangement in that kitchen corner. I like the new hardware look that's being used now. Very stylish. What kind of wood are the cabinets? The lights are very nice too, I admired something similar in a retail store here.


I hope you have a security system since you are installing the new appliances and haven't moved in yet.

Has Mom picked out the counter top material yet? :roflmao2:

No security system yet unfortunatly but there's always someone in and out at all sorts of time, either me, my mom, a contractor, etc so that's good.

I'm debating on installing cameras though. B&E's hardly happen here, but I just cringe at the thought of it, and not having any proof. People who break into houses need to pay.

And yeah counter is all picked, it's another company that cuts it.

Removed more studs in the basement today, only spent like 10 minutes though as I wanted to go cut the grass too. Also broke my jig saw blade yesterday so had to go buy a new one. LOL. I'm using that jig saw as if it was a sawzall, but hey, it works!

Ya my sister lives on that street and my other sister works at hilltop confectionery there. Shooting had to of been between the store and my sisters place ><

Some teenager was shoplifting at the store so they locked the doors with him inside and he broke a small enough hole through the glass door to crawl through lol Ended up cutting himself up pretty bad for a small bottle of pop and got caught just down the street :roflmao2: At least take something of value eh lol Theres enough crime in that area.

Playing MTG at my sisters like 2 weeks ago and there was some guy yelling outside (by himself) In the middle of the road, Had a baseball bat and a few balls lol
I heard glass shatter and him yell "Home run":roflmao2: No cops even drove by ,Not during and not after, and he was out there for at least 10 mins hitting balls at this one house and screaming. No one was home and no one called the cops lol

lol crazy people. I am amazed what people will steal sometimes. Like, what is the point in stealing a bottle of pop? lol.

It probably cost more to bandage his cuts when he got home, then it would of cost to just go and buy that bottle..

Like I can see a really hot day and not having enough money for one sure you can get thirsty enough to snag one lol
Even still most store owners won't call the cops and just ban them from the store for something that minor unless hes done it there before so why didn't he just confess and apologize and just be banned from going back? He would have just got a slap on the wrist even if cops were called cuz it's only a dollar. Waste of tax money to go all out on something that minor. So why the fuss causing all the damage to get away? Now hes no longer got a small problem but a big one like he did get caught anyways even after getting out. Thats what gets me :biglaugh:
